How fast can you close?

We can close in as little as 7 days once you accept our offer. If you need more time — 30, 60, or even 90 days — we can accommodate that too. You pick the date.

Is there any obligation after I submit the form?

None at all. Submitting the form just gets the conversation started. We'll reach out with an offer, and you can take all the time you need to decide. There's no pressure and no deadline.

Do I need to do anything to prepare the home?

Nothing. Don't clean, don't repair, don't stage. We buy homes in their current condition — that's the whole point. Just leave whatever you don't want to take and we'll handle the rest.

Will you make me an offer on the spot?

We typically contact you within 24 hours of receiving your submission to discuss the property and present an offer. In some cases we can give a preliminary number over the phone the same day.

How do you determine your offer price?

We look at recent comparable sales in your neighborhood, the current condition of the property, location factors, and what it will take to renovate and resell. Our offers are designed to be fair — not the absolute top of market, but a legitimate price that reflects the convenience of a fast, as-is, certain sale.

Are there any fees or commissions?

Zero. We are not real estate agents. There are no agent commissions (typically 5–6% in a traditional sale), no closing costs charged to you, and no hidden fees. The offer we make is what you receive at closing.

Will you lowball me?

We make serious offers. Our business depends on finding deals that work for both sides — we need to make a profit, but we also need sellers to say yes. We'll always explain how we got to our number and you're free to negotiate or walk away.

What if I already have an agent?

That's fine. We can work with or without an agent. Just let us know when you fill out the form so we can factor that into the conversation.

Do you buy homes that need major repairs?

Yes. Foundation problems, roof damage, fire or water damage, outdated electrical — none of that stops us. We buy as-is and handle all the renovation ourselves after closing.

Do you buy homes with liens or back taxes?

Often yes. We can work with properties that have tax liens, HOA liens, or other title issues. Tell us about any known issues when you fill out the form and we'll let you know if it's something we can work through.

Do you buy inherited or probate properties?

Yes, and we have experience with the unique challenges those sales involve. If the estate is still in probate, we can work alongside your attorney to time the sale correctly.
